Investment Potential
LEGO Real Madrid Santiago Bernabeu Stadium is a very large and detailed model of the Iconic Madrid football stadium with nearly 6,000 pieces, the RRP of £345 represents a price per brick of just 6p.
One interesting thing to bear in mind is that since this model was launched, the Satiago Bernabeu Stadium has undergone a large renovation project with a completely new facelift including a shiny new exterior and a retractable roof. The LEGO Icons theme is a popular one, if one that is spread across a very wide range of sub themes and thus sets. As a total theme annualised growth of 12% has been returned, but this varies greatly across the different sub themes.

There have only been 2 previous stadiums within the sub-theme and both of these are recent models that retired in December 2022 so we only have very early data on to how they are going to perform as investments.
The LEGO Camp Nou (10284) is currently valued at 11% below its RRP of £290 whilst LEGO Old Trafford (10272) is currently valued 13% above its final RRP of £245, so there is little data and what data there is gives a mixed picture.

Conclusion
This is an interesting set and hard to pin down a strong opinion as to whether it will make a decent investment. The positives are the strong overall theme, the recent stadium redesign, the low price per brick and the potential to pick it up at a decent discount just before retirement (it has recently been on sale at Argos for a 25% discount at £258.75). The negatives are the mixed performance of the recently retired sets (especially the Nou Camp set) and that this set has been quite strongly discounted despite a relatively short shelf life.
If we were going to buy it then we would definitely be looking to get it at a heavily discounted price, the recent 25% offer would be the bare minimum and ideally we’d be looking for it even cheaper.
