Investment Potential
The LEGO Ideas Tree House is currently available at LEGO.com for its RRP of £214.99 and despite having been on the shelves since 2019 is expected to be available for sale until the end of 2024.
Whilst the piece count is high for the price point (just 7p a piece) we feel this is a little inflated by the inclusion of 2 different sets of leaves within the set, so when built and displayed not all the pieces are ever used.

Theme Analysis
The LEGO Ideas theme is a very diverse theme but a very successful one historically, delivering annualised growth of 20% from the retired sets and a very consistent performance across almost all sets despite the diversity of those sets.
Some of our favourite retired Ideas sets include LEGO Ideas The DeLorean Time Machine (21103) which is now valued above £150 having retired with an RRP of just £35 (annualised growth of 19%) and LEGO Ideas Doctor Who (21304) which has nearly trebled its RRP of £50 since retiring in 2016 (annualised growth of 17%).

Comparable Set Analysis
We tried to look at the most similar sets within the theme here, but to be honest, it’s very hard to find direct comparators for a tree house. Again, there are some strong performers in this group but it’s hard to say they are a strong indicator to the performance of LEGO Tree House.
LEGO Ideas Birds (21301) has more than trebled its £40 RRP since retiring in 2015 (17% annualised growth) and LEGO Ideas Ship in a Bottle (92177) has already appreciated by nearly 40% since retiring at the end of 2021.

Conclusion
This is a tough one to call. Whilst the theme performance is very strong, we aren’t wholly convinced it will translate to this set and feel that there are probably better investments available currently. If we were looking to buy this set, we would be happy to wait until closer to its retirement and to see if any healthy discounts arise.
