First released in 2007, LEGO Modular Buildings were aimed at the Adult Fans of LEGO (AFOLs). It has become one of the most popular themes within LEGO Creator Expert (now known as LEGO Icons), with a new building released annually. From it’s foundations with Café on the Corner, the theme now includes a Pet Shop, Fire Brigade, Town Hall, Palace Cinema, Boutique Hotel and Downtown Diner to name a few, all can be linked together to create your own bustling town.

Set Details

To celebrate 10 years of LEGO Modular Buildings, Assembly Square was launched in 2017. It is a huge set with 4002 pieces and is the first modular building to be larger than a 32×32-stud base. It is bursting with detail, charming touches and the colours add a great deal of realism. The 8 Minifigures including a baker, dentist, photographer, LEGO fan and baby really bring the set to life. 

Set over 3 storeys the easily removable building sections reveal a ground level with a bakery, florist’s shop and café, a middle level with a music store, photo studio and dental office, and an upper-level dance studio and apartment with access to a rooftop terrace with barbecue. It is not only the inside of the building that is remarkably detailed, the outside is just as much fun with detailed sidewalk with outdoor café furniture, fountain, streetlamps and a highly elaborate façade with beautifully detailed windows and doors, three buildable shop signs, spired tower and a decorative roofline.

The Assembly Square is a modular building within the Creator Expert theme and one we think will make a strong investment. It was launched with a very low price per piece of 4p, however this has risen to 6p a piece after 2 price rises, since it was launched in 2017, to the current RRP of £260. It is possible to buy at discount currently, taking back to almost its 2017 launch RRP and is a great investment at that price.

Conclusion

The modular buildings sub theme, from both the Icons theme and previously the Advanced Models theme have shown consistently strong growth across almost every set that it seems very straightforward to suggest that this set will have decent value appreciation once it is retired.
